Antalya neighbourhoods closed to registration
Housing that qualifies for a residence permit
A category no portal offers, because it takes knowledge of the law rather than of inventory. The address must sit in an open mahalle, the contract must be notarised, the registration must be real. Any one of the three failing brings down the other two.

The status is checked against the ministry file and changes without notice, so it always carries a verification date. Checked 2026-09-28 |

| 5490 sayılı Kanun md. 49–50; YUKK Uyg. Yön. md. 22 | Address registration If the residence permit is issued in Türkiye, the address must be registered within 20 working days of receiving the permit document. Without registration the permit cannot be renewed, and children are enrolled in kindergarten and school according to the address in the NVİ database. The address is confirmed with a supplier contract or a bill for electricity, water, gas, a landline or home internet. A notarised lease is required not by NVİ but by the migration authority (Göç İdaresi), for the residence permit application. Checked 2026-09-28 |
| 6458 sayılı Kanun md. 31/1-b, 31/6; Yönetmelik (RG 29656) md. 28/3; Göç İdaresi, kısa dönem ikamet izni istenen belgeler, ek belge b | Residence permit on a $200,000 purchase The value is taken at the date of purchase; the property must be residential (konut), the applicant must live in it and may not let it. The price threshold alone is not enough: the address must sit in a mahalle open for registration. Both conditions are checked independently and either one failing ends the matter. Alanya 4 (Kargıcak, Mahmutlar, Kestel, Avsallar), Konyaaltı 3, Döşemealtı 2, Muratpaşa 1. No residence permit is issued at these addresses regardless of the transaction amount.
Contradicted by publications. Agency publications claim Alanya reopened on 4 June 2026. Checks against the Official Gazette and the ministry file do not confirm this: no act exists and the file is dated 31 August 2022.

- The mahalle status of the address — before the viewing, not after the deposit
- Notarisation of the lease: a residence permit application needs a notarised copy that includes the landlord’s details
- Whether the building holds an iskan
- Whether the electricity, water and gas accounts can be put in your name: they serve as proof of address at registration
- The address in the contract matching the tapu down to the flat number
- Taking the agent’s word on the mahalle. The status changes without notice and is confirmed only by the dated ministry file
- Assuming the purchase price is enough. A closed mahalle ends the matter at any price
- Relying on the “rental” ikamet — a lease plus a bank balance no longer qualifies as grounds
- those for whom the permit is the goal and the housing is the means
- citizens of countries barred from buying property in Türkiye: this route is closed to them too

| 2025-10-10 | Permit number replaces the copy in listings An amendment to the regulation under Law 7464 (Official Gazette of 10 October 2025, No. 33043, in force on publication): every listing and advertisement for a home with a tourist-letting permit must now show the izin belgesi number legibly, instead of a copy of the permit. The duty lies with the permit holder; this rule does not address platforms. |
