Contracts run a year or more, paid monthly; the deposit is capped by law at three months.

Distance to the sea is an axis no Turkish portal indexes, although that is exactly how people search.
Fully furnished apartment
The contract calls this eşyalı: furniture and appliances are included and listed in an inventory.
Family apartment near schools
The binding constraint is the school, not the district: a place in a state school follows from address registration, and the same registration conditions your residence permit renewal.
Studio for remote work
Requirements here are measured in connection speed, quiet and a place to work rather than in rooms.
Budget rental
Portals do not segment the budget end, though demand for it is constant.
Apartment in a complex with a pool
Pool, security and gym are paid through aidat, and aidat is what separates such a complex from an ordinary building several times over.
Apartment in the city centre
Central Antalya means Muratpaşa: older stock, no lifts, no parking — and everything within walking distance.
Apartment with a sea view
A sea view in a listing can mean anything from a panorama to a strip between two buildings.
Penthouse and duplex
The top floor in Turkey is çatı katı: several degrees hotter in summer, more expensive to heat in winter.
Detached house with a garden
A detached house removes aidat and neighbours from the equation and adds a septic tank, a well and garden upkeep.
Wintering rental, three to six months
Here the contract length decides everything, not the price.
Wintering by the sea
Winter by the sea is damp and windy, and heating in resort buildings is designed for summer.
Budget wintering
The commonest way to save is to rent for four months instead of three: the contract leaves the tourist regime and the owner accepts a lower rate.
Wintering for retirees
The separate questions are health insurance and tax on a foreign pension.
Villa with a private pool
Lawful short-term letting migrated into villas, and there is an economic reason: the law requires the unanimous consent of every owner in the building, which is nearly unattainable in an apartment block and straightforward in a standalone villa.
Secluded villa, not overlooked
In Turkish this is korunaklı — a direct search intent for both Turkish and Iranian audiences that almost nobody serves.
Villa with a sea view
In Kaş and Kalkan a view almost always means a slope, and a slope means stairs and an access road that washes out in winter.
Beachfront villa
Beachfront in Turkey almost always runs into coastal law: the strip along the sea is public by statute, and a villa cannot have private access to the water.
Villa for a large group
Headcount is not only about beds: the law obliges the owner to report every guest, and exceeding the declared capacity means a fine.
Villa for two
A small hillside villa is usually cheaper than a large apartment with a view, and this is the one segment where seasonality favours the tenant.
Family villa
An unfenced pool is the commonest risk in this segment, and the law sets no requirement for it.
Villa with a jacuzzi
Heating the water in winter is a separate cost that is not included in the rate.
Villa with a fireplace for the low season
The low season on the coast runs November to March, when villas stand empty and let for half the price.
Buy an apartment
The deal goes through the tapu and requires an SPK valuation, a currency purchase certificate and the transfer duty.
Property for a residence permit from $200,000
The price threshold alone is not enough: the address must sit in a mahalle still open for registration, otherwise no permit follows at any purchase price.
Property for citizenship from $400,000
The threshold is $400,000, an SPK valuation is compulsory, and the property cannot be resold for three years — the restriction is annotated on the tapu.
New builds
The key document is the iskan: without it the building is not legally completed, meters cannot be transferred, and neither a mortgage nor a residence permit at that address is possible.
Buy-to-let
Yield is calculated after tax and aidat, not off the headline rent.
Buy a villa
In Kaş and Kalkan, SİT alanı — protected-zone status restricting construction and alteration — is widespread.
Housing that qualifies for a residence permit
A category no portal offers, because it takes knowledge of the law rather than of inventory.
Housing licensed for short-term letting
Since April 2026 platforms require the licence number in the listing itself.
