- The owner’s consent to register the occupant — required separately
- The address in the contract matching the tapu down to the flat number

- Taking the agent’s word on the mahalle. The status changes without notice and is confirmed only by the dated ministry file
- Assuming the purchase price is enough. A closed mahalle ends the matter at any price
- Relying on the “rental” ikamet — a lease plus a bank balance no longer qualifies as grounds
