The word in the listing promises privacy; the four checks in this guide help you test the promise.
Rental agencies use "korunaklı" to promise a villa whose pool, garden and terraces cannot be seen from neighbouring plots, the road or nearby tall buildings. But the same word covers very different situations, and the label describes what should be hidden, not what actually is. The four checks in this guide help you test that promise before booking. The official legal pages cited in this article were checked on 6 November 2026.
What should a korunaklı villa hide from view?
The shelter can come from a high garden wall, dense greenery or a natural slope of the plot. A guide from one holiday rental agency, dated 10 June 2026, lists these as the means that make a villa korunaklı.
Shelter may come from a high wall, dense planting or a natural slope. As of June 2026, these are the means rental agencies describe; ask the agency which one applies to the villa you are considering.
What to check, and ask the agency in writing, before you book
One rental agency's guide dated 10 June 2026 recommends checking four things before booking: the height of the wall or fence, the number of storeys of neighbouring buildings, the orientation of the pool, and whether the listing says 'fully' or 'partly' korunaklı.
Another rental agency's page, checked in June 2026, notes that the degree of shelter is not fixed: it changes with lighting, viewing angle and surrounding development. Before you book, ask the agency in writing to confirm the shelter level of the specific villa, not just the word in the listing.
Who may enter the garden during your stay?
According to one holiday rental agency's description, checked in November 2026, pool and garden maintenance staff come only with the guest's consent or on a schedule agreed with the guest.
Before booking, ask the agency for the pool and garden staff schedule, or written confirmation that visits happen only with your consent. Outside those agreed times, by the same account checked in November 2026, guests are not disturbed.
Does the villa have its usage permit (iskan)?
Under Article 31 of Law No. 3194, a building without a usage permit (iskan) is not connected to electricity, water or sewerage until the permit is obtained.
Separately, the Ministry of Environment, Urbanisation and Climate Change clarifies that a garden wall, fence, pergola and çardak/kameriye do not require a building permit.
What a missing iskan means, and when it is a matter for a lawyer
A law firm's publication of 23 September 2026 reports that in houses without a usage permit, electricity and water are billed on the construction tariff through a shared meter, at two to three times the ordinary residential tariff. If you are booking a villa in such a building, ask the agency whether utilities are included in the price.
Under Article 3 of the Condominium Law No. 634, kat irtifakı converts to kat mülkiyeti automatically on the basis of a usage permit issued for the whole building. Whether a specific building has that whole-building usage permit is a question for the title record, not the listing; checking it is a job for a lawyer.
